Ball State University welcomes applications for a Building Services Supervisor position.

Job Function:

Supervise, schedule, coordinate, and evaluate custodial employee activities to ensure buildings are cleaned to the established standard and are attractive. Maintain compliance with established programs, standards, procedures, and customer service goals.

Minimum Education:

Eighteen months of education beyond high school or equivalent.

Preferred Education:

Associate's degree

Minimum Experience:

Over one through three years of supervisory experience in a service function; knowledge of custodial operations and equipment; personal computer experience to include knowledge of Microsoft Word and Excel; possess and maintain a valid Indiana driver's license and be insurable under the university’s auto fleet policy..

Preferred Experience:

More than three years of supervisory experience in a service function. Experience working with bargaining unit employees. Experience working in a university or large government complex.

Duties and Responsibilities:

  • Schedule and direct the activities of custodial employees; set priorities, oversee and maintain adequate staffing following department procedures; complete accurate and timely pay, vacation, overtime and attendance records; maintain correct telephone and address lists of all employees.
  • Monitor and inspect work-in process and completed work to ensure effective and efficient operations; establish safe methods and proper use of equipment and supplies; follow all university safety and environmental rules; maintain records of cleanliness inspections.
  • Orient, coach, and train staff resulting in well-trained employees who consistently exhibit high levels of knowledge and performance; ensure that cleaning standards are communicated and understood; complete and maintain file records for training and coaching provided to each employee. Participate as required in hiring interviews and the selection process.
  • Maintain a working knowledge of university and bargaining unit rules, regulations, and policies; communicate and enforce university rules and policies regarding employee conduct; issue approved disciplinary action as necessary; maintain documentation for all employee' actions.
  • Evaluate employee performance and complete timely formal written appraisals; provide ongoing accurate, balanced feedback to employees regarding job performance and follow up on corrective measures.
  • Maintain equipment and supply inventory, equipment condition and supply records; oversee equipment maintenance and repair and recommend equipment replacements.
  • Monitor and enforce all safety, shop, and university rules and regulations and report problems to the Superintendent of Building Services and resolve problems appropriately.
  • Substitute for other building services supervisors and/or the Superintendent as necessary; may involve working on a different shift and require knowledge of other buildings and employees.
  • Update, maintain, and train workers on various job related chemicals, tools, environmental and safety concerns, and SDS/OSHA regulations; have a working knowledge of Health and Environmental Safety Programs that apply to custodial operations.
  • Coordinate with facility users, vendors, and/or departments to determine cleaning needs; maintain liaison with all parties involved to discuss expected service levels and facilitate the resolution of any service concerns.
  • Plan, develop, write, and implement guidelines for service as appropriate; propose changes in assignments and staffing as necessary for long or short-term assignments or emergencies.
  • Prepare clearly written reports, setting forth analysis, plans, progress and trends; make appropriated recommendations and/or conclusions regarding cleaning projects, personnel actions, department policies and procedures; use personal computer to generate reports and analysis with spreadsheet, word processing and any other appropriate software.
  • Set a positive example for employees; manage employee attendance and absence documentation; approve/disapprove and document all leave requests; track FML and other leaves as appropriate; counsel employees on the importance of maintaining good attendance.
  • Perform other related duties as assigned.
  • Maintain regular and predictable attendance.
